Senate Bill 16 is part of new state-wide legislation, effective Sept 1, 2025, to combat deed fraud. This legislation enhances criminal offenses for real property theft and fraud, allows victims of deed fraud to seek restitution, have the fraudulent deed judicially voided without filing fee, and creates stronger standards for notaries.
ID REQUIRED TO FILE: SB 16-LOCAL GOVERNMENT CODE 191.010(b)
- County Clerk must require a person presenting a document for filing in the real property records to present a photo ID.
- Clerk must copy the ID.
- Clerk must reject filing if person refuses to show ID.
Deed Recording Fees: $25.00 for the first page, $4.00 for each additional page
Please allow 1 1/2 inch on first page for recording information and 1 1/2 inches on bottom of last page for filing information
Birth Certificates: $23.00 for each
Death Certificates: $21.00 for first, $4.00 for each additional page
Marriage License: $81.00
Register Brands: $25.00
